Frequently asked questions
Where do the sold prices come from?
Two sources: external public records, and the anonymised pool that RealAdvisor agencies contribute their own transactions to. Joining the pool is what gives you access to it — an agency that opts out removes both its data and its access.
What do I actually see of another agency's sale?
The approximate location by postcode, the property type, surfaces, number of rooms, the price and the date. No exact address, no seller and no agent are disclosed.
Are older sales still useful?
Yes — the software can adjust a past transaction by the local price evolution, so a sale from a few years ago argues today's number instead of an outdated one.
Why do withdrawn and expired listings matter?
Because what a property failed to sell at tells you where the ceiling is, and portals drop that evidence the day a listing comes off. The comparables list keeps both the live listings and the ones that went away.
What gets fetched automatically?
Comparable listings, past transactions, points of interest around the address by category — education, transport, shopping, healthcare, food and drink, sports and leisure — the local price evolution chart and a price map. You can refresh any of them, or add and remove entries by hand.
Which valuation methods can I combine?
Comparables, AVM, cap rate and intrinsic. Change an assumption and the figures update with it. You set the final value yourself.
